New PRS in Włochy district, Warsaw

2022-04-21

Leach & McGuire have advised Heimstaden on the successful acquisition of 400 apartments in Warsaw from Dantex in their Osiedle Aurora. The deal follows on the heels of Heimstaden’s previous Polish acquisitions from Eiffage, Marvipol Development and Spravia of over 4,000 units in 5 of Poland’s largest cities: Warsaw, Krakow, Gdansk, Poznan and Wroclaw. All the apartments will be finished to developer standard before then being fitted out and furnished in preparation for rental activity. All this processes will be finished by mid -2024.

The project is a part of larger housing estate in the attractive Włochy district, at Jutrzenki 139. Close distance to city center (from 10 to 15 minutes) and walking distance to Jerozolimskie train station are huge advantage of the location of this property. The properties have a total of 19,550 sqm of lettable space which include a good mix of studios and 1, 2 and 3 bedroom homes with an average size of 49 sqm, all fully furnished to Heimstaden standard.

“For over the past year we have been working very closely with Heimstaden on the set-up and implementation of their ‘Friendly Homes’ concept in Poland since being chosen as their local letting and property management partner. It is great to be simultaneously involved alongside them on further acquisitions as they grow their Polish portfolio. Despite the obviously turbulent times, it is very encouraging to see Heimstaden’s continued confidence in Poland and in the fast-growing PRS segment”, said Conall McGuire, Managing Director of Leach and McGuire.

Huge thanks and congratulations to all involved in a transaction process: Heimstaden Bostad, CBRE, Dentons and Arcadis.
